Two primary things are required to invest in preconstruction real estate:
1. Enough cash for the reservation fee and loan down payment, if one is required.
2. Good enough credit to qualify for a loan.
The good news is that you do NOT have to have both yourself. You can partner with a cash or credit partner and split the profit! Find cash or credit partners HERE.
Example: Let's say a deal requires a $10,000 reservation fee and a loan. Investor #1 puts up $10,000, and Investor#2 gets the loan in his name using his credit. They then sell the property and split the profits in any way they negotiate.
